Why switch

Interac, texts and a spreadsheet are not a system.

They work until a tenant pays late, a notice goes out a week too late, or April arrives with a shoebox of receipts.

The usual way
  • Chasing e-transfers on the 1st
  • Renewal dates kept in your head
  • The lease retyped on the TAL site every year
  • Repairs requested by text at 11 p.m.
  • Receipts sorted the week taxes are due
With Foncier
  • Rent debited and deposited on its own
  • Notices sent inside the legal window
  • The TAL lease filled in from your records
  • Requests through a tenant portal, with photos
  • T776 and RL-31 ready when you need them
The landlord year

Quebec landlords run on deadlines. Foncier keeps them.

Miss the renewal window and the lease renews on the old terms. Forget an RL-31 and your tenants can't claim their credit. Foncier tracks every date and does the work when it comes due.

  1. January

The TAL publishes the year's rates

Foncier's rent increase calculator moves to the new percentages the week they come out.

  2. Jan – Mar

Renewal notices for July 1 leases

Notices go out inside the 3-to-6-month window, with a record of when they were sent. Tenants have a month to answer; Foncier counts it, and silence counts as acceptance.

  3. February

    RL-31 slips

Foncier fills in the RL-31 worksheet from your leases, one per unit, ready to hand to tenants by the end of February.

  4. April

    Tax season

Expenses filed by T776 line all year, receipts attached. The year-end summary and the CSV for your accountant are one click.

  5. July 1

    Moving day

Applications from a public link, the TAL lease filled in, a move-in inspection with photos, and the new tenant's debit set up before they've unpacked.

  6. Every month

    Rent day

Rent is debited on the due date and deposited to your account. Tenants get a reminder before it's due and a follow-up if it's late, so you don't write the awkward email.

What it does

Everything a Quebec rental needs,
in one place.

01Collect

Rent arrives without you asking for it.

Tenants authorize a pre-authorized debit once. After that, rent lands in your account on the due date, receipts file themselves, and late payers get a reminder without you writing the awkward email.

02Lease

The TAL lease, filled in for you.

Foncier fills in the government's electronic lease from the unit and tenant on file, then keeps the document with the rest of the lease.

03Renew

Renewal notices on the Civil Code's clock.

Foncier knows the notice window for each kind of lease, refuses a notice that would go out too late, counts the tenant's month to answer, and reminds you of your month to apply to the TAL if they refuse.

04Manage

Tenants and repairs, without the texts.

A portal your tenants use instead of texting you: maintenance requests with photos, contractors assigned, move-in and move-out inspections, and applications from a public link.

05Taxes

T776 and RL-31 without the shoebox.

Log expenses by T776 line with the receipt attached. At year end, Foncier totals the summary, fills in the RL-31 worksheet and exports a CSV for your accountant.

06Analyze

Thinking about another plex?

Paste a Centris or Realtor.ca link and get cashflow, cap rate, DSCR and a ten-year projection, built on Quebec's welcome tax and Canadian mortgage rules.

Getting started

Set up once.
Then it runs.

No change of bank, and nothing for your tenants to install.

01

Add your building

Units, tenants and current leases. Onboarding asks five questions and fills in the rest.

02

Connect payouts

Link the account rent should land in. Tenants get an email to authorize the debit once.

03

Let it run

Rent, reminders and notices go out on schedule, and everything Foncier did shows up in one feed.

Who builds it

Built in Quebec, by a landlord.

The rules that matter — the Civil Code deadlines, the TAL lease, T776 and RL-31 — are in the software, not in a spreadsheet you have to keep up to date.

$8 per payment collected by pre-authorized debit, taken from the deposit before it reaches your account. That covers the bank debit fee. Rent your tenants pay you some other way and you record yourself costs nothing.

No. Tenants get an email link to authorize the debit and another to open their portal. They can create an account if they want one, but nothing is required.

No. Record payments as they come in and Foncier keeps the ledger, receipts and reminders the same way. Automatic debit is there when you want it, tenant by tenant.

Foncier is optimized for residential and small multi-family (up to ~50 units). Commercial underwriting is on the roadmap.

Yes. Cancel in one click from your profile — no long-term contracts. Your access continues through the end of your paid period.
